Vented vs. Unvented Crawl Spaces

Traditional vented crawl spaces are insulated at the floor joists above — the crawl space stays at outdoor temperature. Encapsulated (sealed) crawl spaces have insulation applied to the foundation walls instead, making the crawl space semi-conditioned. In humid Dallas County summers, vented crawl spaces can trap moisture — encapsulation is often the better long-term solution where moisture is a recurring issue. These aren't one project, though — they're a few distinct levels of intervention that solve different problems and cost accordingly:

  • Vapor barrier alone — 6-mil (or heavier) poly sheeting on the crawl space floor. Fixes ground moisture evaporating up into the structure. Doesn't fix a hot or cold floor above, and doesn't fix humidity coming in through open foundation vents.
  • Floor joist insulation — batt or spray foam between the joists, crawl space stays vented to outdoor air. Fixes the temperature transfer into the floor above. Doesn't fix crawl space humidity, and in a genuinely humid crawl space it can trap moisture against the underside of the subfloor.
  • Full encapsulation — sealed vents, heavy vapor barrier sealed up the foundation walls, wall insulation instead of floor insulation, sometimes a dehumidifier. Fixes both temperature and moisture together by taking the vents out of the equation entirely. It's the most expensive of the three because it's doing the most, and it's the right call specifically where moisture has been a recurring problem, not automatically the default upgrade for every crawl space.

Vapor Barriers

A crawl space vapor barrier is a minimum 6-mil poly sheeting laid on the crawl space floor to reduce moisture evaporation from the ground into the structure. Even if you're not doing full encapsulation, a vapor barrier is a worthwhile upgrade for most vented crawl spaces in Dallas County. Vapor barriers are installed, repaired, and replaced as part of crawl space insulation projects.
